 | Check all the closets in your home and make sure that every one is in
good order and not cluttered. Carefully arranged closets will appear to be much
larger than they really are.

 | Replace all burned out light bulbs and repair all faulty light switches.
Little things sometimes hinder a sale more than a large repair.

 | Badly cracked plaster, loose door knobs, crooked light fixtures are
among the small items that are easily repaired and cause the most embarrassment and give a
bad impression.

 | Be sure to supply accurate figures on taxes, fuel bills and tell the
realtor of any major improvements done lately. i.e. new roof,

 | When your house is being shown to a prospect never volunteer any
information unless asked and then supply only the essential facts.

 | Buyers ask a great many questions of our representatives when being
shown through a house and wants to do this out of hearing of the home owner. They
feel more at ease, so it is much better that the inspection proceed without your immediate
presence.

 | Remember that if an offer is made that is acceptable it is better
to accept it on the spot. It may never be repeated.
